SALES TAX INFO: There is a 6.5 % State Sales Tax and a 4% Local Tax on the rental rates , cleaning fee and reservation processing fee. Total Taxes 10.5%

OFFICE RESERVATION PROCESSING FEE: A $40.00 non-refundable office reservation processing fee is charged to each reservation plus taxes – Total Office Reservation Processing Fee fee $44.20

CREDIT CARDS: A Credit Card (Master Card, Visa or Discover) will be held on file for any additional cleaning fees or damages charged to the condominium upon departure. If the security deposit is secured by a check or money order, it will be refunded within thirty (30) days following the departure less any portion used to cover the cost of additional cleaning fees or damages charged to the condominium upon departure.

PAYMENT/RATES: Master Card, Visa or Discover are accepted. There is a credit card transaction fee of $35.00. Payment by check or money order will incur no additional fees. Rates subject to change without notice.

PAYMENT: Renters are required to provide the Four Winds Rental Office a credit card, check or money order for the full rental payment within thirty (30) days prior to arrival. Multiple- month rentals require a one (1) month payment. The subsequent month’s payment(s) is due on or before the 1st of the month.

CANCELLATION POLICY: If your reservation is less than a 28 day duration, your written cancellation request must be received a minimum of thirty (30) days prior to your arrival date in order to receive a full refund. The reservation processing fee is non-refundable.

If your reservation is more than 28 days in duration, your written cancellation request must be received a minimum of ninety (90) days prior to your arrival date in order to receive a full refund.

WINTER CANCELLATION POLICY: If your reservation is longer than 28 days during the months of January, February and March, the following policy will apply. The reservation processing fee is non-refundable.

For a full refund, cancellation request must be received by June 1st of the prior year.
Cancellation requests made between June 1st and August 31st of the prior year will result in a cancellation penalty of $200.00.
Cancellation requests made between September 1st and October 31st of the prior year will result in a cancellation penalty of 1/2 month’s rent.
Cancellation requests made after November 1st of the prior year will result in a cancellation penalty of 1 month’s rent.

AGE REQUIREMENTS: Renters age must be twenty-five (25) years or older and the number of occupants in the condominium must be in accordance with the unit’s capacity. At least one adult must be in the condominium with minors (under twenty-five (25) years) during the entire stay. Failure to comply can result in the eviction and forfeiture of rental fees and security deposit.

PROPERTY INFORMATION: Check-out time is prior to 11:00 am. Check-in time is no earlier than 4:00 pm. No pets are permitted in the rental condominiums. Use of bikes, skateboards, roller blades, motorcycles, motor scooters, roller skates, or tricycles is not permitted on the premises. No smoking inside condominiums, or on balconies and patios. An additional cleaning fee may be charged to you if smoke residue or smells are detected in the condo upon departure. Only electric grills are permitted on patios and balconies. Propane and charcoal grills may be used 10 feet from any structure as per Florida State Law. Quiet time is from 11:00 pm to 9:00 am. All passenger vehicles must have a parking tag issued through the Four Winds office on site or be subject to towing. Pool hours are 10:00 am to 10:00 pm.

Some things you need to know before you arrive at Four Winds Condominiums

You will need to provide your own cleaning supplies and paper products. No daily maid service. No pets are permitted in the rental condominiums. Boats must be registered when making your reservation – limited space is available. All passenger vehicles must have parking tags issued through the Four Winds office on site. Check-out time is prior to 11:00 am. Check-in time is no earlier than 4:00 pm. Office is open every day until 5 pm.

There is a 3-Night minimum stay. Minimum rentals of less than one week can only be reserved seven (7) days prior to the arrival during the months of June, July and August. During the summer months of June, July and August, our rental weeks run from Saturday to Saturday,

Additional days will be charged at the daily rate, based upon availability.

Long-term rentals (at least 6 months and 1 day or longer) are available on request.
